Mountain Brook on Lake Wedowee has incorporated comprehensive covenants for its owners. The purpose of these covenants is not to make life difficult or restrictive but rather to protect the privacy, property value, and natural setting of our community. Most people generally appreciate the rights of others but occasionally someone comes along and disrupts the community, affecting those around them. These covenants are designed to protect all the owners of Mountain Brook from that kind of thinking. In general these covenants:

•Prohibit offensive or obnoxious behavior, activity, or sounds

•Protects the views for all the owners

•Protects the natural setting of the community by limiting tree cutting and restricting unusual grading

•Provides a minimum square footage for homes that will be designed in such a manner to enhance the overall value of the community

•Provides for specific enforcement of these covenants

•Provides for the owners of Mountain Brook to take eventual control of the community from the developer
